Cancellation Policy
1. Initial Cancellation Period (Cooling-Off)
You can cancel your tenancy agreement within 7 days from the date of your booking (the “Initial Cancellation Period”) and receive a full refund of the security deposit.
Please note: £20 will be deducted from refunds made to non-UK bank accounts to cover international bank charges.
If you wish to cancel after the Initial Cancellation Period or after your tenancy has started, you will be liable for the rent and any applicable fees for the full tenancy period unless a replacement tenant is found and approved by the landlord. A £50 administration fee will apply for updating the contract.
2. No Place, No Pay
If you are a prospective first-year Undergraduate or Postgraduate student and your offer of a place at your preferred University or Higher Education Institute is withdrawn because you did not achieve the required entry grades, you may cancel your booking without penalty and receive a full refund of your deposit.
To qualify:
- You must provide written evidence from the University confirming you do not have a place, within 3 calendar days of your results being published (and no later than 28 August, whichever is sooner).
- Acceptable evidence includes: a written/email cancellation request stating your full name and property details, plus either a formal rejection letter from the University/UCAS, a screenshot of your UCAS status confirming the grades were not met, or proof of acceptance at a new University via UCAS adjustment.
Once your documentation is received and verified, your tenancy agreement will be cancelled and your deposit refunded in full.
