Terms and Benefits:

Cooling-Off Period: 1-day cooling-off period after booking.

Free Cancellation Period: Free cancellation for personal reasons if more than 4 weeks before check-in (holding fee retained).

No Visa No Pay & No Place No Pay: Free cancellation for visa refusals up until 2 weeks before check-in (holding fee retained).

Payment Plans for Short-Term Booking: Single Payment: Same rent amount for Single Payment

Payment Plans for Long-Term Booking: Same rent amount for Single Payment, Same rent amount for 2 Instalments, and 2% interest for 3 or 4 instalments

Flexible Check-in: Check-in can be changed up until 4 weeks before check-in without fees (subject to availability) and provided that the length will not shorten

Visa Refusals/No Student Status:

During Cooling-Off: Full refund, including the Holding Fee. In other words, cancellation fee is £0

More than 2 weeks before check-in: Full refund, except for the Holding Fee. In other words, cancellation fee is £250

0-2 weeks before check-in: Full refund, except for the Holding Fee and 2 weeks rent. In other words, cancellation fee is £250 + 2 weeks rent

After check-in & not collecting keys: Cancellation fee is £250 + 2 weeks rent + accumulated weeks rent from your check-in date until the date you notified us

Post check-in (visa refusals after key collection): We, unfortunately, do not offer cancellation for visa refusals after you checked-in and collected keys. For 37 weeks and longer bookings, we can, however, offer a replacement option.

Other Reasons:

Within 4 weeks of check-in or later: We, unfortunately, do not offer cancellation outside cooling-off, 4 weeks prior to check-in or later. For 37 weeks and longer bookings, we can, however, offer a replacement option.
