1. Right to Cancel (“Change of Mind”)

Within 14 days of them accepting your online booking, you have the right to cancel the contract and receive a full refund.
- To do this, you must email hello@mapartments.co.uk with your booking confirmation.

Important: If you agree that they can start providing the service immediately (for example, by taking the property off the market and starting your application), you lose this right.
2. Cancelling Before the Tenancy Agreement is Signed
- Even if the 14-day cancellation right has expired, you can still cancel before signing the tenancy agreement by contacting them.
- However, the holding deposit is not guaranteed to be refunded — it depends on the circumstances.
3. Holding Deposit Refund Rules
Will be refunded in full if:
- The landlord withdraws the property and cancels the booking.
- All parties made reasonable efforts to agree on a tenancy, but the agreement was not signed in time.
- The tenant provided genuine information but the landlord still withdrew without good reason.
In these cases, the deposit will be refunded within 7 days.
Will NOT be refunded if:
- The tenant provided false or misleading information that could affect the landlord’s decision.
- The tenant cancelled the booking without good reason before the tenancy was agreed.
- Right to Rent checks failed.
- The tenant did not take reasonable steps to enter into the tenancy while the landlord acted reasonably.
4. How to Cancel

If within 14 days and you have not agreed to start the service:
- Email hello@mapartments.co.uk or call 0161 228 6633 with your booking details.

If after 14 days but before the tenancy is signed:
- You can request cancellation, but the holding deposit may be withheld.
