Cooling Off Period

For bookings made before 01 Jul 2025, this property allows you to cancel your contract within about 1 month of making your deposit payment. Applying for cancellation within this cooling-off period means you will get your full deposit refund and will be released from the contract.

Cancellation policy:

Free cancellation is available until 01/07/2025 or 6 weeks prior to the contract start date, whichever comes first. After this date the tenant is liable for the full rental amount unless a suitable replacement tenant is found.

If the tenant cancels their tenancy after 01/07/2025 or within 6 weeks of the contract’s start date and before they move into the property, they will be liable for the rent unless a suitable replacement tenant is found to take over the tenancy. A £50 fee will apply to cover the required changes.

Additionally, a cleaning fee will be charged if the room is not left in a condition suitable for the replacement tenant to move into.
