Your booking can be cancelled for free if you are unable to meet academic requirements of your university of choice.

Full Policy

No Visa No Pay, No Place No Pay


For 2022/23 academic year bookings, if you meet any of the conditions below, you will be able to cancel your booking and receive a full refund of your Advance Rent and any paid rent payments,

(a) No Visa No Pay: if you don't get your visa to come and study in the UK, you must send us the visa application rejection letter within 72 hours of receiving it. This policy is valid until 1 September 2022.

(b) No Place No Pay: if you fail to gain the required qualifications and are not accepted into the University, you need to send us the university rejection letter, or proof that the exam results don’t meet the requirements of the university. You must send us the proof documents within 72 hours of receiving them. This policy is valid until 1 September 2022.

Please send your request and the supporting official documents to the respective schemes email. Should you fail to provide the necessary information within 72 hours, the amount equal to the lesser of (i) the Advance Rent and (ii) the amount equivalent to one week’s Licence Fee will be retained as a cancellation fee.

We reserve the right to withdraw the offer at any time. 

Cancellation Policy (England)


Once you have paid your holding deposit and you have been allocated a room, then should you decide to cancel then the holding deposit is nonrefundable.
If you have paid the holding deposit and signed the licence agreement then you will be held to the terms of the licence until a replacement licensee is found.
If you rebook a room for a subsequent year and your deposit is carried forward, and then you decide to cancel this booking then the deposit will be withheld.

Once you have paid your Advance Rent and you have been allocated a room, then should you decide to cancel then the amount equal to the lesser of (i) the Advance Rent and (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
If you have paid the Advance Rent and the licence agreement has been accepted by both parties then you will be held to the terms of the licence until a replacement licensee is found.

Cancellation Policy (Scotland)


Once you have paid your holding deposit and you have been allocated a room, then should you decide to cancel prior to the start of the licence period you will be entitled to a full refund of the Holding Deposit.
If you decide to cancel after the start of your licence period then you will be held to the terms of your licence agreement. The deposit can be used to cover any outstanding rent in these circumstances.

What happens if I want to cancel my booking?

Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation. Please see above our Cancellation Policy for our properties in England and for our properties in Scotland.

Licence Agreements are legally binding, so once you have signed and returned your contract you're required to pay your rent. If (under special circumstances only) you need to pull out of the Licence Agreement, we'll help try to find a replacement Licensee for your room - but we can't guarantee that we'll be able to. If a new Licensee is found then we can release you from your licence, but there will be a re-licence fee* If you require a copy of the re-licence terms and conditions then please contact us.

Can I leave early and get the remainder of my rent back?

Unfortunately, you are committed under the licence agreement to pay the full rent, however if you decide you want to leave early please tell the managers of your site asap. We may have a waiting list of people that would like to take over your licence agreement which would then relinquish you from your contract. If you find a new Licensee, we'll let you out of your agreement from the day they move in, and refund you any unused rent that you've paid in advance (minus a £50 admin fee)*. We cannot refund your rent until you have found someone to take over your licence agreement, their booking is confirmed and they have paid the first instalment of their rent.
