Cooling Off Period

For bookings made before 30 Jul 2024, this property allows you to cancel your contract within 7 days of making your deposit payment. Applying for cancellation within this cooling-off period means you will get your full deposit refund and will be released from the contract.

No Visa, No pay

Your booking can be cancelled for free if you are unable to get your travel Visa.

No Place, No Pay

Your booking can be cancelled for free if you are unable to meet academic requirements of your university of choice.

Academic Year Cancellation Policy

Terms and Benefits:

7-day cooling-off period before 30th July 2024, and a 1-day cooling-off period after.
Free cancellation* for visa refusals up until 2 weeks before check-in (only holding deposit is kept).
Free cancellation* for personal reasons until 31st of May (only holding deposit is kept).
2% discount for instant payments and a 1.5% discount for single payment.
2 instalments for no extra fee, due dates may be tailored to your student loan.

Cancellation Terms:

Visa Refusals/No Student Status:
- During Cooling-Off: Full refund, including the Holding Deposit. Cancellation fee: £0.
- More than 2 weeks before check-in: Full refund, except for the Holding Deposit. Cancellation fee: £250.
- 0-2 weeks before check-in: Full refund, except for the Holding Deposit and 2 weeks' rent. Cancellation fee: £250 + 2 weeks' rent.
- After check-in & not collecting keys: You are liable for £250 + 2 weeks' rent + the accumulated weeks' rent from your check-in date until the date you notified us of cancellation.
- Post check-in (visa refusals after key collection): No cancellation option available, but a replacement option may be offered.
Other Reasons:
- During Cooling-Off: Full refund, including the Holding Deposit. Cancellation fee: £0.
- Before 1st June 2024: Full refund, except for the Holding Deposit. Cancellation fee: £250.
- On or after 1st of June 2024 (outside cooling-off): No cancellation option available for personal reasons, but a replacement option may be offered.
